1. Introduction

These Terms and Conditions ("Agreement") govern the relationship between the Client ("you") and Your Next Property Investment Limited ("we", "us", or "our") regarding property sourcing services. By engaging our services, you agree to be legally bound by this Agreement.

 
2. Our Services

We offer property sourcing services which may include:

- Identifying suitable property investment opportunities
- Conducting preliminary due diligence
- Introducing the property to the Client
- Facilitating communication between the buyer and relevant third parties (agents, solicitors, etc.)

We do not provide legal, tax, or financial advice. Clients are advised to seek independent professional advice.

3. Fees and Payment

A non-refundable sourcing fee of £1,000 is payable upon reservation of a property.
All fees are clearly communicated in advance and may vary depending on the property.
Additional fees may be applicable if additional services are requested.

No property will be reserved or introduced until payment is received.

 
4. Client Obligations

You agree to:
- Provide accurate and complete information
- Act in good faith and communicate promptly
- Carry out your own due diligence and obtain independent professional advice before proceeding with a purchase

 
5. Property Information

We make reasonable efforts to verify property information. However, we do not guarantee the accuracy or completeness of third-party information. Clients must carry out their own verification and legal checks.

 
6. No Guarantee

We do not guarantee:
- Property appreciation or return on investment
- Completion of any transaction introduced
- Mortgage or financial approvals

All investments carry risk. Past performance is not indicative of future results.

 
7. Confidentiality

All information shared between the parties is confidential and must not be shared with third parties without written consent, unless required by law.

 
8. Compliance and AML

We comply with Anti-Money Laundering (AML) regulations. You agree to provide necessary ID and proof of funds upon request. Failure to do so may result in termination of services.

 
9. Termination

Either party may terminate this agreement with written notice. Please see our Refund Policy regarding what refunds you are entitled to. Any ongoing obligations, including confidentiality, survive termination.

 
10. Limitation of Liability

We shall not be liable for:
- Any losses, damages, or costs incurred due to reliance on property details
- Any delays, errors, or issues arising from third-party services
- Any loss of profit, business, or investment returns

Our liability is strictly limited to the amount of fees paid to us.

 
11. Governing Law

This Agreement is governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
